Linesight has been engaged by our confidential client to provide consulting services for a multi-storey data centre in Tokyo. Linesight is providing a range of services for this hyperscale data centre facility, including project estimate, cost plans, procurement, contract management and risk management with the first building scheduled for delivery late 2027.
The data centre will be a multi-storey building with seismic isolation level below ground.

Understanding potential risks, particularly in relation to cost. A challenge lies in the significantly increased costs in the Japanese market, as quoted by vendors. Linesight has led the negotiation process, identified the quantity and scope gap of estimation, detailed the quotation, and analysed rate variances to ensure cost transparency. Additionally, Linesight has provided value engineering (VE) ideas to mitigate costs while aligning with the target budget set by the client and maintaining consistency with the design schedule. This approach supports a seamless and efficient project delivery.
Conducted a thorough review of the drawings and the developer’s quotation, identifying scope gaps, inflated rates, and quantity discrepancies. As a result, we achieved initial cost savings for the client.
