Recently Ameya Gumaste Executive Director and Country Head of India at Linesight had the pleasure of moderating a discussion on data centre real estate as part of the Mumbai Cloud and Datacentre Convention – South Asia. The session dove into “Data Centre As Real Estate: How Important is this perspective”. Attendees gained insights into how investors and DC developers and operators are capitalizing on this shift to create resilient, scalable, and future-ready infrastructure in a competitive global market. Some key discussion points were: 

  • As digital infrastructure becomes the cornerstone of economic growth, data centres are now seen as a unique combination of physical and digital infrastructure. 

  • Commonalities and differences between data centre real estate assets and traditional notions of real estate as an asset - including differing investment and operations models like ProCo and OpCo - were discussed by the panel along with their potential to yield investment benefits over time, and how we can future proof this market sector. 

  • AI and ML data centres are potential disruptors - more positively, investors are looking for proof of concept. 

  • Factors influencing the operational resilience, scalability, and financial viability of data centre investments in a highly interconnected digital economy.  

  • Importance of an ESG strategy and commitment for data centre investors
