Linesight is providing full Cost Management, Benchmarking, Consultancy, Procurement and Value Engineering services for ‘Project Connect’ which will provide the RCSI with 13,000 sq.m. of new office and teaching space.  

Located at 118 St. Stephens Green in Dublin 2, the project comprises of the development of a new 8 storey building (6 levels above ground and 2 levels below ground). The project marks the next step in the RCSI’s development of St. Stephens Green into a MED District: an international centre dedicated to health and well-being, fostering a culture of collaboration where students, professionals, researchers, leaders, policymakers and the public can advance healthcare together.

This project started on-site in February 2022, with some challenges faced during the project including;

  • The close proximity to neighbouring properties
  • The site running parallel to LUAS tracks on St. Stephens Green

Value Add 

  • The initial tender submission in late 2021 was 17% above the client’s original approved budget. After the client sought additional funding which increased the approved budget, Linesight conducted a Value Engineering exercise that resulted in near on double of savings on the initial tender submission value and realigned the project budget.
  • Within the constraints and context of the global pandemic Linesight took action to minimise delays and ensure that design development was continuously refined during site closures.
  • Linesight managed top-end sustainability certification including Near Zero Energy Building (NZEB), LEED accreditation.
  • Extensive amount of Asbestos was found during demolition works, which impacted on costs and time during early stages of the project.
  • Linesight worked with contractor and the design team to minimize the commercial impact on the project.
  • Sub-Contractor Packages tendered in parallel with main contract works including negotiations to agree fixed price contract for packages.
